Real estate brokerage relationships

Design and construction services

Design, permitting, renovation, construction, and maintenance services are available to Luma real estate clients. They are provided by [Design/build entity, e.g. Luma Build LLC], Washington contractor registration [WA L&I contractor registration #], under separate written agreements.

• These services are not included in, and are priced separately from, brokerage compensation.
• Availability depends on project scope, scheduling, and capacity. Access is not guaranteed.
• We do not guarantee permit approvals, review times, project schedules, or costs before a written agreement defines the scope and price.
• Preliminary cost guidance offered during a home search is an informal estimate based on experience. It is not a bid, an appraisal, or a substitute for a professional home inspection.
• Arrangements to pay for pre-sale work at closing are subject to a separate agreement and eligibility; not every property or project qualifies.
• You are never required to use Luma’s design or construction services as a condition of buying or selling with Luma. [Confirm with your designated broker whether any affiliated-business disclosure is required.]
