How we help buyers

Representation, backed by real building experience.

Buying a home is a big decision with a lot of unknowns. We help you understand what you’re looking at — today, and down the road.

  • Search & neighborhood guidance

We help you narrow neighborhoods by what matters to you — commute, schools, parks, street feel — and find homes that fit, on and off the obvious lists.

  • Condition & construction quality

We look at homes the way builders do: foundation, framing, roof, drainage, windows, and mechanical systems — and explain what we see in plain language.

  • Renovation potential

Can that wall come out? Is there room for a primary suite? Could the basement become living space? We help you see what a house could become.

  • Preliminary cost guidance

Before you commit, we can talk through rough ranges for the improvements you’re considering, so the purchase price isn’t the only number you’re weighing.

  • Permitting considerations

Additions, basements, decks, and backyard cottages can depend on zoning and permits. We help you understand what to look into before you buy.

  • Support after you move in

As a Luma client, you have access to our design and construction services when you’re ready — on separate terms, subject to scope and scheduling.

A different way to look

A home doesn’t need to be perfect on closing day.

The house with the dated kitchen or the unfinished basement is sometimes the best house on the best street. The trick is knowing what you’re getting into.

We help you separate cosmetic from structural, realistic from wishful, and quick projects from bigger ones — so you can buy for the long term with clear eyes.

  • Basement finishing
  • Room above the garage

The process

From first conversation to first project.

  1. 01

    Start with a conversation

We learn what you need now and what you might want later: space, budget, neighborhoods, and how much work you’re open to.

  2. 02

    Get ready to buy

We help you line up financing, understand the Seattle market, and set a plan for how you’ll compete.

  3. 03

    Tour with a builder’s eye

We walk homes together and point out what matters — good bones, red flags, and real potential.

  4. 04

    Offer with confidence

We help you weigh price, condition, and the cost of the changes you have in mind, then negotiate on your behalf.

  5. 05

    Inspect, negotiate, close

We help you understand inspection findings, what’s typical, and what’s worth negotiating, through to closing.

  6. 06

    Keep going

After closing, we’re still here — for questions, referrals, and design and construction when you’re ready.

After you buy

We reserve our design and construction services for Luma real estate clients.

By keeping our focus on the people we represent, we can remain available long after the keys change hands.

Questions

Buyer FAQ

Are design and construction included in my brokerage commission?

No. Design and construction are separate services with their own agreements and pricing. Being a Luma real estate client is what gives you access to them.

Do I have to use Luma for design or construction after I buy?

Not at all. It’s an option available to you, never a requirement. Many clients simply appreciate knowing it’s there.

Can you tell me exactly what a renovation will cost before I make an offer?

We can share preliminary ranges based on experience, which can help you decide whether a house makes sense. An accurate price requires design, a defined scope, and a formal estimate.

Does your construction experience replace a home inspection?

No. We always recommend a professional inspection — and any specialist inspections it calls for. Our experience helps you interpret findings and think through next steps.

Which areas do you work in?

We work throughout Seattle and surrounding communities, including established neighborhoods like Ballard, Greenwood, Phinney Ridge, Wallingford, Fremont, and Green Lake.
