About Luma

A real estate company built by people who build.

Luma is a Seattle-based, locally owned and operated real estate company. We started it because we kept seeing the same thing: people buying homes without anyone at the table who truly understood how houses are built.

Our story

From building homes to helping people find them.

Before Luma, our team spent years in Seattle’s residential construction and development world — designing homes, working through permits with the City, managing crews and trades, and building new houses and backyard cottages from the ground up.

That work taught us how a house really goes together: what’s easy to change and what isn’t, which problems are cosmetic and which are expensive, and what it actually takes to turn an idea into a finished space.

Luma brings that knowledge to buyers and sellers. We help clients understand what a property is today and what it could become — and because we keep our design and construction services for the people we represent, we can stay with them long after closing.

What we value

How we work with clients.

  • Practical expertise

We’ve designed, permitted, and built homes. That experience shapes how we advise clients — in plain language, without guesswork.

  • Personal relationships

You’ll work directly with the people who own and run Luma, not a rotating cast of strangers.

  • Quality construction

We know what good work looks like, and we hold ourselves to it on every project we take on.

  • Transparency

Honest advice about condition, cost, and timing — including when the answer is “don’t.”

  • Long-term support

The relationship doesn’t end at closing. We want to be the first call for whatever the house needs next.

  • Local knowledge

We live and work in Seattle. We know the neighborhoods, the housing stock, and how the City works.

Duncan McCormick

[Title — confirm]

Duncan has spent more than a decade in Seattle residential construction — designing homes, managing construction, and handling permits directly with the City of Seattle and jurisdictions across Puget Sound.

Since 2015, he has designed, permitted, and built more than a hundred single-family homes and accessory dwelling units in Seattle through DMC Land & Design, with a focus on backyard cottages and ADUs that add much-needed housing to established neighborhoods.

At Luma, he helps clients understand what a property can become: what’s realistic, what it may take to permit, and what to plan for.
